Our Portfolio of Projects

Our specialty is to go where other developers don’t see the opportunities and build what and the city, town and neighborhood wants.  Our range of design and tenant base is as wide and diverse as us as our nation’s politics – we build what is needed. 

We build Low income tax credit projects (Des Moines, Ames, Cedar Rapids, Winterset, Newton, Dubuque and Wavery); Supportive Housing (Des Moines, Clinton and Ames); Homeless Shelter (Des Moines) and Private Homes (Alchemy - Homes in Sherman Hill).

DES MOINES, IA • 2026

Located in the heart of Des Moines, Sixth Avenue Flats is a mixed-income housing community designed to provide safe, high-quality affordable housing while supporting some of the city’s most vulnerable residents. Situated in the River Bend Neighborhood along the Sixth Avenue Business Corridor, this development serves individuals and families earning up to 60% of the Area Median Income (AMI).

AMES, IA • 2025

CRB is a 42 LIHTC housing program in the heart of the medical district and only three blocks away from New Bo Entertainment District and four blocks from the downtown business district of Cedar Rapids, Iowa. Designed in the HDG Brickstone architectural style with eight private entrances to apartments, this design is modeled after the Baltimore Brownstone urban look.  This development blends seamlessly with the neighborhood’s historic charm while offering modern, energy-efficient living.

AMES, IA • 2024

The Bridge Home Project, led by Ames Shelter Services in partnership with Front Porch Development, is a new emergency shelter and housing facility designed to bridge the gap between homelessness and permanent housing. This 25,000-square-foot development provides shelter, supportive services, and long-term housing solutions for individuals and families in need.

WINTERSET, IA • 2024

Built in 1934, the former Winterset High School has been transformed into a senior housing community featuring 27 one- and two-bedroom apartments, available at both low-income and market-rate levels. Designed to complement one of Iowa’s most historic town squares—home to the iconic Bridges of Madison County—the redevelopment preserves the character of the original school while providing modern amenities for Madison County’s growing senior population.

DES MOINES, IA • 2021

In 2018, HKG Development began discussions with Central Iowa Shelter & Services (CISS) to help finance and build additional studio apartments for individuals experiencing homelessness in Des Moines. This collaboration marked the first major project with Michael Kiernan, who later became a partner at HKG and now serves as President of Perennial Properties Management Services (PPMS).

NEWTON, IA • 2019

The Historic Hotel Maytag has long been a cornerstone of Newton, Iowa’s history. Built in 1926 by Fred Maytag, the founder of Maytag Appliances, the five-story hotel was a hub for business leaders and social gatherings and was reportedly the first hotel west of the Mississippi River to feature air conditioning.

CEDAR RAPIDS, IA • 2019

A new construction project in the south east part of Cedar Rapids, Iowa, Sonoma Square is a joint venture with High Development of Cedar Rapids.  This 36 affordable and market rate project is only blocks from Kirkwood Community College and offers spacious living area and covered parking.

DUBUQUE, IA • 2019

This is an historic renovation of a Catholic elementary school in the heart of Dubuque, Iowa, one of the most beautiful historic downtowns in America.  A thriving Mississippi River town since the founding of the town by Julian Dubuque, this city continues to be the best example of preservation of historic structures in the Midwest.

WAVERLY, IA • 2019

Converting a 1935 commercial office building into 34 affordable and market- rate one and two bedroom apartments has provided the North Central city of Waverly, Iowa new opportunities to attract more workforce housing.  This renovation saved a beautiful limestone building with brass interior features through the rooms and apartments a new lease on life.

CEDAR RAPIDS, IA • 2019

The MLK Brickstone is a 48-unit apartment community located along the M.L. King Parkway corridor which connects the Sherman Hill and Drake neighborhoods of Des Moines. Its architectural design is modeled after our Baltimore Style successful Woodland Avenue Brickstone in Sherman Hill.

CEDAR RAPIDS, IA • 2010

Winner of the 2010 Charles L. Edson Tax Credit Excellence Award – Disaster Relief Housing

Located in the Oak Hill Jackson

Neighborhood near downtown Cedar Rapids, the Oak Hill Jackson Brickstone is a 96-unit apartment complex that represents both architectural excellence and the city’s resurgence following the devastating 2008 flood.

CEDAR RAPIDS, IA • 2015

The Harris 10th St. Brickstone is HKG Development’s fourth Brickstone-style apartment building in Cedar Rapids, located just three blocks from the Oak Hill Jackson Brickstone. Adjacent to the city’s Medical District and four blocks from the NewBo City Market, this three-story, 30-unit development provides a mix of one- and two-bedroom apartments in a mixed-income community, partially funded through federal flood assistance.

DES MOINES, IA • 2013

The High Street Brickstone is a LIHTC affordable housing development located at 17th and High Streets in Des Moines’ historic Sherman Hill Neighborhood, the closest residential district to downtown. This 21-unit apartment building draws inspiration from early 20th-century Baltimore rowhomes, much like our Woodland Avenue Brickstone, just two blocks away.

DES MOINES, IA • 2013

Southern Meadow Homes is our second “Rent-to-Own” Low Income Housing Tax Credit (LIHTC) project consisting of 38 single-family townhomes.  After the 15-year compliance period, a home is available for purchase by the tenant. We are the only Iowa developer to have multiple “Rent-to-Own” homes in trying to meet Iowa’s commitment to making more home ownership opportunities.  To date, our two Rent-to Own projects have already helped 63 residents transition into home ownership prior to the end of the compliance period.

DES MOINES, IA • 2013

The Des Moines Greystone Homes is a LIHTC project consisting of 26 single-family homes built on infill lots across four inner-city neighborhoods: King-Irving, Sherman Hill, Forest Avenue, and Drake. This project was the first of two Rent-to-Own developments funded by the Iowa Finance Authority (IFA), providing families with a pathway to homeownership. After the 15-year compliance period, tenants have the opportunity to purchase their homes.

DES MOINES, IA • 2011

The Wellsport Flats (641 19th Street) and Portwell Flats (1821 Woodland Avenue) are twin apartment buildings constructed between 1902 and 1903 in the Renaissance Classic architectural style. Situated on a prominent corner lot in the Sherman Hill Historic District, these mirror-image buildings have been a defining feature of the neighborhood for over a century.

DOWNTOWN • DES MOINES • 2008

Located in Des Moines' historic "Auto Row," the Chamberlain Building (1312 Locust) and the Kruidenier Building (1408 Locust) have been beautifully restored and repurposed as premium office and restaurant spaces in the heart of Western Gateway Park.

SHERMAN HILL • DES MOINES, IA • 2007

The Stockbridge is a three-story, 42-unit apartment community located at 1815 High Street in the Historic Sherman Hill Neighborhood. Designed in the Italianate architectural style, this development blends seamlessly with the neighborhood’s historic charm while offering modern, energy-efficient living.

DES MOINES, IA • 2006

Inspired by the perennial flower Alchemilla, whose name comes from the Arabic word meaning “little magical place,” the Alchemilla townhomes bring Victorian elegance and modern luxury to the Historic Sherman Hill Neighborhood. Just as folklore claimed that dew from its leaves could turn metal into gold, this project has become a golden home for its fortunate residents.

Located at 333 East Grand in Des Moines’ vibrant East Village, East Village Square (EVS) is a dynamic mixed-income community designed for modern urban living. Overlooking downtown Des Moines to the west and the golden dome of the State Capitol to the east, EVS seamlessly blends residential, creative, and entrepreneurial spaces in one of the city’s most sought-after neighborhoods.

Located at 1500 Woodland Avenue in the heart of the Historic Sherman Hill Neighborhood, the Woodland Avenue Brickstone is a distinctive blend of modern urban living and classic brownstone design. As HKG Development’s first housing project, its origins are as unique as its architecture—initially sketched on a napkin at a local neighborhood coffee shop.
