Summary

As Iowa’s only developer with multiple rent-to-own housing projects, HKG Development is committed to expanding homeownership opportunities for low-income families. Southern Meadow Homes, a 38-unit rent-to-own Low-Income Housing Tax Credit (LIHTC) community, provides families with the opportunity to transition from renting to homeownership after a 15-year compliance period.

To date, HKG’s rent-to-own initiatives have already helped 63 residents become homeowners ahead of schedule, reinforcing our belief that affordable homeownership can be a powerful catalyst for neighborhood revitalization.

Revitalizing Des Moines’ Southside

Built on previously blighted, city-owned land, Southern Meadow Homes contributes to the renewal of Des Moines’ Indianola Neighborhood, an established community of mostly single-family homes. After winning a city-led competition, HKG worked closely with neighborhood leaders and residents to ensure the new development would complement the area’s existing architectural character.

The result? A thoughtfully designed infill housing development featuring three distinct home styles:
✔ Three-story townhomes
✔ Single-floor ranch homes
✔ Traditional two-story homes

A $9 Million Investment in Energy-Efficient Living

Designed to LEED certification standards, Southern Meadow Homes incorporates energy-efficient utilities, sustainable building materials, and modern conveniences, including:
✔ In-home laundry
✔ Spacious living areas
✔ Attached garages

By combining affordability, sustainability, and long-term homeownership opportunities, Southern Meadow Homes is a model for neighborhood revitalization, helping to strengthen central Des Moines one family at a time.
